    Q1:

    How can I find the proper land for me?

    A:

    Once you have decided which region best suits you we will take you on a viewing tour and show you any plots of land that we think you might find interesting. Land categorization in Turkey can be complicated with many potential pitfalls for the unwary buyer. To ensure piece of mind all of the plots that we have available come with a valid deed and are approved by the government as building land.

    Q2:

    What are the land buying procedures?

    A:

    We will organize all the necessary steps of buying a land. First you choose the plot of land. Typically after choosing your plot you will pay a deposit of 10%. You make a contract approved by legal notary. The deed is approved by the government authorities in İzmir. The approval usually takes 90 days maximum. You pay the remainder once your deed has been processed. The next step is planning a house by the help of our skilled architects and staff.

    Q3:

    What are the main steps of building a house?

    A:

    Once you have received your deed, or 'Tapu', you are the legal owner of the land and can begin thinking about building your dream villa.We have a selection of plans available but many of our customers like the chance to sit down with an architect and develop something unique and personal (this service is included at no extra charge).
    Our architects will then produce the floor plans and realistic 3D images of the villa. After the plan is completed and the building materials chosen we can start work. Approximately 9-12 months later you can be sitting on your new terrace or swimming in your pool!

    Payment is due in 4 installments:
    35% on signing of the contract,

    30% 3 Months after signing,

    30% 6 Month after signing,

    5% at handover of the
    keys.

    Usually our houses include pool, garden wall, garage (or carport), painting and finishing inside and out, a fitted kitchen, paved terrace and solar water heating. Our contracts are all to fixed prices so there will be no nasty surprises during construction!

    Q4:

    What if I do not plan to build a house at the moment?


    A:

    You can keep your plot of land as a future investment. Because historically, real estate has proved to be one of the most lucrative and secure financial investments.

    Property markets may experience dips but this is almost always in the short term and can be avoided by finding a rising market and investing early.

    With the prices in the established Mediterranean property markets approaching and exceeding the UK, sensible investors are now looking further a field.

    In 2003-2004, over 42,000 Turkish properties were sold to overseas investors. With the Turkish property market now open to foreign investors and with prices on the rise ahead of possible accession to the EU, now is the perfect time to consider an investment in Turkey.

    Can I find workers for extra renovations or garden easily after the completion of the house?


    A:

    We have our own nursery and experienced gardening staff to ensure that your villa looks just as perfect outside as in. Our service does not stop when we hand over the keys. We can look after your garden while you are away, arrange cleaning staff, help with furnishing and interior decoration... we can even provide multi-lingual assistance to help with administration for the first few months.

    How can I arrange a visit to see the available plots of land and completed houses?

    A:

    To get a better idea of the region and to see our offers first hand why not come over for a short viewing trip? In the Gölgeli foothills only 20 minutes from Dalaman airport we have a beautiful guest house with pool, air conditioning and spectacular views that we can make available while you look around (free of charge up to a week b&b).     What is the estimated approximate cost for a moderate house?

    The final price of the house will depend on the materials you choose, the intricacy of the building work, the terrain and other factors. Please use this list as a guide to

    Calculate a rough price for costum built villa.

     ₤ 440      -       per m2 of floor area

    ₤ 5.600    -       for a standart garage (4m x 6m)

    ₤ 12.400  -       for a swimming pool (5m x 8m)

    There is no extra charge for the patio, a drive and a paved area around the pool.

    Q8:

    What laws apply to foreigners for buying a plot of land or a  house?

    A:

    All foreign nationals can buy land without any restrictions in Turkey. Ownership of real estate by foreigners in Turkey is governed in general by the principles of political and de facto reciprocity. According to the provisions of Title Deed Law no.2664, enacted 22 December 1934 (renewed in 2002), a foreigner may purchase real estate in Turkey in keeping with the restricting provisions of this law and on condition of reciprocity between Turkey and his country of origin. It is also necessary to obtain permission from the General Directorate of Title Deeds, Cadaster and Military authorities.
